New Condo Classes Teach Residents Their Rights

Classes in condominium rights and obligation are filling the seats in Florida and other condo-popular cities.

The reason? "I’m looking for answers," says Carol Martin, who sits on the board of her condo in South Florida. “We want to be armed with information.”


It's not uncommon for residents to hurl insults at condo board members and to constantly complain about parking, special assessments, and utilities.

The instructor of a course at Broward Community College, near Fort Lauderdale, Fla., advises students to get active instead of complaining. "You gotta be in it to win it," he tells the students. "When I hear the too's: 'I'm too old. I'm too tired. I'm too sick,’ I tell them ‘stop complaining and do something.'”

The class also teaches condo board members — and residents — how to handle the many reported horror stories. For instance, there’s the fat dog complaint, common at condos that allow small pets. Fido puts on a few pounds. That puts him in violation of the weight rule. Does he stay or go?
